Factory lead time and approvals can offset a faster wall set. A faster wall set matters financially when it advances the actual move-in date; confirm that change against the full project schedule.

Reconcile the whole quote

Include factory work, freight, crane and installation. Put any labor savings into the complete build quote once; keep them out of the recurring energy savings.

The evidence behind the comparison

The Fourth & Broad repositioning study frames the decision around construction and operation. This home calculator uses that framework with project-specific inputs.

How should Monolith be compared with EPS blocks?

Use specific product series and a matched wall design. The EPS choices below are reference options for obtaining quotes, not a ranking or a claim that one brand wins.

  • Nudura: EPS forms; confirm the specified series, core and insulation configuration.
  • Fox Blocks: identify the exact block or compact system and any insulation additions.
  • BuildBlock: confirm the exact product and assembly. HALCO features BuildBlock products; its company reference is separate from the manufacturer.
  • Amvic: quote R22 and R30 as distinct product options.

Compare delivered and installed cost, declared insulation performance under the same test basis, finished wall thickness, usable area, concrete core, reinforcement, air sealing, fire/acoustic assembly documentation, installation labor and local availability. An “effective R-value” is not interchangeable with a measured insulation R-value or annual energy use.

Reinforced concrete, thermal mass and continuous insulation can be shared ICF benefits. Any additional Monolith savings over EPS must come from the actual quoted design and energy model. Selecting a manufacturer here supplies its name, not invented prices or performance data.

Which specifications belong to each system?

Monolith’s published specification describes polyurethane ICF panels around reinforced concrete, with 6-inch and 8-inch core options. Its February 2026 sheet lists two 2.5-inch insulating panels and a thermal-resistance value of 38 °F·ft²·hr/BTU under ASTM C518. Those are product specifications, not a whole-home energy-savings percentage.

Select a primary ICF system and a wood-frame or ICF alternative. Comparisons between ICF systems require paired annual energy estimates; no default percentage advantage is assigned to any brand. It does not turn a wall R-value or a manufacturer’s “effective R-value” into a utility-bill prediction. The wood-frame scenario percentages are editable assumptions; project-specific energy modeling is the stronger input.

Quantum’s manufacturer advertisement describes 8 × 8 ft and 8 × 12 ft panels with 3.5-inch EPS layers and multiple concrete-core options. Its specifications and its proposed prepanelization workflow are separate from Monolith’s polyurethane system; selecting Quantum does not assume it has Monolith’s thermal properties or that the two systems are combined.

What carries over from the broker study?

The useful question is whether an engineered ICF building can improve the combined construction and ownership case. The EverSafe Fourth & Broad study explores that question for proposed boutique lodging.

Commercial studies show why the categories deserve investigation. The NRMCA insurance study compares wood and concrete multifamily buildings; it does not establish a discount for a particular single-family home. Use your insurer’s actual quotes here.

The Beavercreek hotel award submission separates a modeled 35% energy reduction against ASHRAE 2010 from a reported 20% utility-cost reduction, roughly $36,000 per year. It used Fox Blocks and several efficiency measures. It is a whole-project example, not a Monolith-only result or a residential savings rate.

Hotel occupancy, nightly room rates, NOI and early-opening revenue are excluded from this home calculator. A builder-supported move-in difference can instead be compared with temporary housing costs.

How the arithmetic works

Scenario energy saving = traditional annual energy cost × heating/cooling share × assumed reduction in that share. The other portion of the bill stays unchanged. In the paired-estimate mode, the saving is the difference between the two entered annual costs. This is the required energy method when comparing Monolith with EPS ICF.

Year y energy costs = first-year costs × (1 + energy-price increase)^(y − 1). The same escalation applies to both homes. Selected insurance and maintenance amounts stay constant each year. A move-in timing difference is included once, at year 0.

Combined cost = quoted construction + cumulative energy + selected insurance and maintenance − any selected ICF timing credit. The net advantage is selected baseline combined cost minus Monolith combined cost. Positive favors Monolith; negative favors the selected baseline.

Cost crossover is the first end-of-year point at which Monolith is no more costly and remains so through the selected horizon. If no such point exists, the tool says so. This cash model excludes loan payments and interest, discounting, resale gains and avoided disaster losses.

Comparability matters: use equal usable area, occupancy, climate, utility rates and quality. A better HVAC system or roof may explain part of a whole-home energy result. The location and square footage alone cannot supply an accurate annual bill.

What to collect for a project comparison
  1. Matched full construction quotes, including installation, engineering and all affected trades.
  2. Annual energy models for both designs with the same weather, rates and operating assumptions.
  3. Insurance quotes with matching coverage and deductibles.
  4. A documented maintenance plan and any builder-supported schedule difference.
  5. Assembly test documentation, engineering and construction quality records.
